Rainier Inspections, Inc. has been serving the Puget Sound area since 1988. Rainier Inspections, Inc. specializes in pre-purchase inspections for buyers of houses, condominiums, multi-family, apartment buildings and small commercial buildings. Pre-purchase inspections are performed on both existing structures and new construction. Other inspection services offered include: pre-offer inspections prior to bidding on a property, pre-listing inspections for owners preparing their house for sale, maintenance inspections to establish repair schedules for current home owners and new construction warranty inspections to find conditions or defects before the one year warranty period expires.
Rainier Inspections, Inc. strives to bring high quality inspections to the public which are comprehensive and easy to understand. Inspections are performed in King, Pierce, and Snohomish counties. Typical lead time to schedule an inspection is between one and five days. Inspections are also performed on weekends to accommodate client’s schedules.
Clients are encouraged to attend the inspection to gain a better understanding of the inspection process and the property being purchased. The inspector will discuss construction issues with the client through the whole inspection to create a verbal picture of the house. If the client cannot attend an inspection we are happy to perform a telephone summary of the inspection and answer any special questions about the inspected property.
Full inspections include computer generated reports with pictures of significant defects found during the inspection. The inspection report is ready within 24 hours after the inspection and will be e-mailed to the client and any other party representing the client. Clients are welcome to call or e-mail Brad Albin, ACI with any inspection related questions or concerns after the inspection is complete.
Seller procured inspections are full home inspections which include computer generated reports and pictures of significant defects found during the inspection. These inspections and reports are for potential buyers to review before bidding on a property.
Pre-offer inspections are designed to identify significant concerns with the major systems of the house. Pre-Offer inspections are verbal at the site then are followed up with a bullet point email of the significant items discussed.
